The development will create a strong hub for dining, retail and public services at the heart of Nicosia, with a Citizens’ Service Centre also set to open on the site within 2027, alongside the shops. According to information obtained by Phileleftheros, Nicosia Municipal Council awarded the tender to the successful bidder last Thursday. The winning bidder is a consortium of well-known companies, each of which will fit out one of the five shops planned for the site according to its intended use. Three strong players As originally planned, management of the shops at old GSP will fall to a consortium made up, according to Phileleftheros information, of three major Cyprus-based companies operating in dining and retail. The site will house cafes, restaurants, bars and a retail store, which is why the tender was submitted jointly by a consortium. The companies making up the consortium are among the largest in Cyprus, each a leader in its own sector. In the coming months If everything proceeds on schedule and no appeals are filed with the Tender Review Authority, the contract will be signed in the coming days, with internal fit-out works on the shops beginning within September. As previously reported, the retail spaces at old GSP will be delivered under the “cold shell” method, meaning in basic structural form without completed internal fit-outs, allowing the winning bidder to configure each interior according to its business’s specific needs. The shops are expected to open within four to six months of the contract being signed with the winning consortium. Citizens’ Service Centre in a year Alongside the commercial redevelopment, work is also under way on establishing the Citizens’ Service Centre. Phileleftheros understands the preparatory work has been completed, and tenders for building the area’s new centre, to be housed within the old GSP site, will proceed in the coming period. All procedures are being carried out jointly by Nicosia Municipality and the state, since citizens’ service centres fall under the administrative oversight of the Ministry of Finance. The new centre is expected to begin operating within 2027.
