Once home to army families during the colonial period, the area had remained largely abandoned, characterized by empty buildings and deteriorating infrastructure. However, plans are now in place to revitalize this space, marking a shift towards a more dynamic future for Kato Polemidia.

The Cyprus University of Technology is spearheading much of this change with a comprehensive expansion plan projected to exceed €125 million. This investment is expected to lay the groundwork for a new university and innovation district in western Limassol. For investors, the timing of ZOIA’s launch is particularly advantageous. SquareOne projects rental yields of over 7% due to increasing demand from students, professionals, and employees linked to the educational institutions and businesses moving into the area. Additionally, buyers looking for a more passive investment can opt for a fully-managed option that guarantees a 6% annual return from the outset.

The broader real estate market in Limassol is also supporting this momentum, with apartment prices in the city rising by more than 20% in 2024. This surge is attributed to sustained demand from international companies and professionals relocating to Cyprus, particularly in sectors such as finance, technology, gaming, and foreign exchange. This consistent demand is placing pressure on the supply of quality rental properties, further enhancing the attractiveness of Kato Polemidia.

As an off-plan development, ZOIA is currently available at pre-launch pricing ahead of its official release in June. For international buyers, Cyprus presents additional incentives, including no annual property tax, a 0% dividend tax for non-domiciled residents, and eligibility for permanent residency through a €300,000 property investment.
